FAQs answered
Your top questions about investing with us
Straight answers to the questions we hear most from new investors. If yours is not here, we are happy to talk it through.
Ask us a question01What is multifamily syndication?
A syndication is a way for several investors to pool their capital and buy an apartment community together. An experienced sponsor finds the property, arranges the financing, and manages the business plan, while investors contribute capital and share in the income and profits. It gives you ownership in a property you would likely never buy on your own.
02Do I need to be an accredited investor?
Our investment opportunities are open only to accredited and/or qualified investors as defined by securities laws. Under SEC rules, an individual generally qualifies with income above $200,000 (or $300,000 with a spouse) in each of the last two years, or a net worth above $1 million excluding a primary residence. Certain financial licenses can also qualify you.
03What is my role as a passive investor?
Your role is to review the opportunity, ask questions, and invest. Our team handles everything else, including acquisition, financing, renovations, leasing, and day to day management. You enjoy the benefits of owning real estate without tenants, toilets, or late night phone calls.
04How do investors earn a return?
Returns typically come from two sources. The first is ongoing cash distributions from the property income. The second is your share of the profit when the property is refinanced or sold. The distribution schedule and profit split for each investment are spelled out in its offering documents.
05What are the tax benefits of investing in apartments?
Apartment ownership comes with depreciation, which can offset some or all of the income you receive on paper. Strategies such as cost segregation can accelerate those deductions in the early years. Each year you receive a Schedule K1 for your tax return. Please speak with your tax advisor about how this applies to you.
06How long will my capital be invested?
Multifamily is a long term investment. Hold periods vary by property and business plan, and the expected timeline is outlined in the offering documents before you invest. These investments are not liquid like stocks, so only invest capital you will not need during the hold period.
07What are the risks?
Every real estate investment carries risk, including market changes, vacancies, interest rates, and broader economic conditions. There is no guarantee of returns. We manage risk through conservative underwriting, sound debt structures, adequate reserves, and hands on operations, but you should always review the risk factors in the offering documents.
08Who is ABG Multifamily, and how do you choose properties?
ABG Multifamily is led by Ashley Garner, who has more than 30 years of experience as an owner, operator, property manager, and investor, and has been a licensed real estate broker since 1996. We acquire and operate apartment communities throughout the Southeast. Every deal must pass disciplined underwriting focused on protecting investor capital first.
09How will I stay informed about my investment?
We believe apartment investing should be straightforward and transparent. Investors receive regular updates on property performance, major milestones, and distributions, and our team is always available to answer questions along the way.
10How do I get started?
